Phase 01

Design Management Stage

  • Procurement of specialist consultants

  • Electrical Engineer

  • Mechanical Engineer

  • Hydraulic Engineer

  • Quantity Surveyor

  • Architect

  • Interior Designer

  • Management and co-ordination of Consultants Building Approvals

  • Procurement and engagement of a Principal Certifier Authority (PCA)

  • Overseeing DA submission and approval

  • Overseeing CC submission and approval

  • Overseeing Body Corporate submission and approval

Phase 02

Pre-Construction Stage

  • Prepare Schedule of Finishes 

  • Prepare Tender Package 

  • Prepare Construction Budget

  • Submit tender package to contract builders

  • Procurement of quotes from multiple builders

  • Analyse tender bids from builders to determine contract particulars are consistent

  • Prepare Head Contract Agreement, Building Contract and appoint builder

  • Meetings with owners and builders as required

Phase 03

Construction Stage

We serve as the owner's advocate during construction by addressing builder inquiries, interpreting construction documents, and assisting with final product, material, and color selections. Our services include:

  • Site induction and preparation of the construction schedule

  • Monitoring progress and reporting issues

  • Managing contracts and reviewing progress claims, variations, and extensions of time

  • Conducting site inspections at critical stages, including:

    • Stage 1: Contract review

    • Stage 2: Pre-slab

    • Stage 3: Frame

    • Stage 4: Pre-lining

    • Stage 5: Lock up, watertight, and waterproofing

    • Stage 6: Kitchen and wet area completion

    • Stage 7: Handover

    • Stage 8: Post-completion

  • Reviewing WHS documentation

  • Responding to Requests for Information (RFIs) from the builder

  • Facilitating meetings with owners, builders, and consultants as needed

  • Ensuring compliance inspections for the Occupation Certificate
